Pathways to Homeownership

AHEAD is excited to be partnering with the Neil & Louise Tillotson Fund (Pathways to Homeownership I) & Grafton County (Pathways to Homeownership II) to bring down payment assistance to homebuyers within Coös and Grafton County.  

 

The Pathways to Homeownership program is designed to increase homeownership for the area's workforce and provide an avenue for wealth-building for residents and local business owners. The Pathways program directly tackles barriers to homeownership and intergenerational wealth-building through outreach, homebuyer education, and workfoce down payment assistance as an intergrated package. The program can complement other down payment assistance programs so homebuyers can increase mortgage affordability. 

Q- How can I qualify for a  Pathways to Homeownership down payment grant? 

A- Be qualified to purchase a home and be willing to work and live in an eligible community, complete AHEAD's Secrets of Homebuying workshop, complete homebuyer counseling with an AHEAD Housing Counselor and meet all income eligibility requirements. 

Q- How much down payment assistance can I receive? 

A-Eligible homebuyers can receive 5% of the purchase price, up to $15,000 in Coös County and up to $20,000 in Grafton County. Funds paid in the form of a one time grant at closing. Homebuyers working and purchasing in Bethlehem and Littleton New Hampshire may be eligible to take advantage of both grant programs.

Q- Can this grant be combined with other down payment assistance like an EBP, HOW or NHHFA down payment assistance?  

A- Possibly, all grant assistance must be approved by your lender and underwriter. Talk with your AHEAD Housing Counselor and/or your lender for more specific details. 

Q-What communities are "eligible communities"?

Pathways to Homeownership I- Bethlehem, Berlin, Carroll, Clarksville, Colebrook, Columbia, Dalton, Dummer, Errol, Gorham, Jefferson, Lancaster, Littleton, Milan, Northumberland, Pittsburg, Randolph, Shelburne, Stark, Stewartstown, Stratford and Whitefield are all eligible communities. 

Pathways to Homeownership II- Alexandria, Ashland, Bath, Benton, Bethlehem, Bridgewater, Bristol, Campton, Canaan, Dorchester, Easton, Ellsworth, Enfield, Franconia, Grafton, Groton, Hanover, Haverhill, Hebron, Holderness, Landaff, Lebanon, Lincoln, Lisbon, Littleton, Lyman, Lyme, Monroe, Orange, Orford, Piermont, Plymouth, Rumney, Sugar Hill, Thornton, Warren, Waterville Valley, Wentworth, and Woodstock are all eligible communities.

Q-Is there an income limit to qualify?

A- In order to qualify the household must earn 120% or less of Area Median Income. For more specific details about income qualifications, contact AHEAD.
