AHEAD Real Estate Development
Increasingly, communities are finding that the need for affordable housing surpasses the supply. AHEAD is committed to developing affordable, program-enriched housing for families with limited means, seniors and people with special needs who lack the economic resources to access quality, safe housing opportunities. Regardless of the scale and population served, each AHEAD Housing community is built with an unwavering commitment to dynamic partnerships, creative vision, and extensive community planning.
AHEAD partners nationally and regionally with public, private and government partners to combine the best affordable housing development practices to build our communities. Our most recent housing development project is Community Living at Lloyd’s Hills in Bethlehem, NH with 28-units of affordable workforce housing, a community building and large solar array. These townhome style apartments are sited on nearly 45 acres, 32 of which are in permanent conservation with Ammonoosuc Conservation Trust.
AHEAD’s professional expertise in banking, development, community relations and property management are increasingly becoming a relied upon resource to the region as development opportunities arise for other organizations lacking similar development capacity. As AHEAD moves to fill this need in the community, the board of directors has taken a close look at the organization’s mission, capacity and financial soundness to ensure that recent real estate development projects, such as Mount Eustis Commons and the new Friendship House, are feasible and appropriate. In doing so, AHEAD opens the door for exploring exciting new opportunities and partnerships that strengthen and revitalize the rural communities where we live and work.

Current Project: Woodstock Workforce Housing
AHEAD Inc. has purchased 7.8 acres of undeveloped land in North Woodstock with plans for a phased multi-family development. Phase I will likely include 2 three-story, 20-unit apartment blocks of 1- and 2-bedroom units. This affordable workforce housing will serve very low- and low-income working individuals and families. Phase II will likely include the addition of 3 8-unit buildings of two- and three-bedroom townhouse style units and handicap accessible flats serving families at or below 60% of Grafton County area median income. Upon full build-out, this project will add a total of up to 64 units of new affordable housing to the Lincoln/Woodstock housing market. Predevelopment work is underway.
AHEAD develops an average of 10 new affordable rental housing units per year using a combination of new construction and substantial rehabilitation.
