Homeowners Who Receive Foreclosure Counseling Are Sixty Percent More Likely to Avoid Foreclosure than Homeowners Who Don’t Seek Counseling

NFMC Program Counselors Help Homeowners Reduce Their Mortgage Payments an Average of More Than $5,000 per Year 

Littleton, NH,– Today AHEAD announced that homeowners who receive foreclosure counseling are 60 percent more likely to avoid losing their homes to foreclosure than homeowners who do not receive foreclosure counseling, according to findings in a recent report of the National Foreclosure Mitigation Counseling (NFMC) Program. AHEAD is a grantee of the NFMC program, and an affiliate of NeighborWorks America, which was selected by Congress to administer a homeowner counseling program to address the national foreclosure crisis.

 As a result of NFMC Program funding, northern New Hampshire families along with families across the nation who sought and received foreclosure counseling were provided much needed information, assistance and guidance to address their risk of foreclosure, which helped them find a solution to foreclosure.

The report, which analyzed NFMC Program activity during the first year of the program (January 1-December 31, 2008) also found that NFMC Program clients were more likely to receive a loan modification than homeowners who did not receive counseling, and NFMC Program clients who received loan modifications lowered their mortgage payments significantly more than homeowners who received loan modifications without NFMC Program counseling. NFMC Program clients, with the help of their counselors, secured loan modifications that lowered their monthly mortgage payments $454 more than the clients who received modifications without foreclosure counseling, which results in an average annual savings of $5,448

 “We hear stories every day about how our counseling works and now we have empirical data that proves it” said David Wood, executive director of AHEAD.

 While the report analyzes the program data through December 31, 2008, to date more than 750,000 families have received foreclosure counseling as a result of NFMC Program funding.

The NFMC Program was created by Congress to address the nationwide foreclosure crisis by dramatically increasing the availability of housing counseling for families at risk of foreclosure. The $180 million program was authorized through the FY 2008 Consolidated Appropriations Bill, which named NeighborWorks as its administrator. An additional $180 million was appropriated to this effort on July 30, 2008 through the Housing and Economic Recovery Act of 2008, and the Omnibus Appropriations Act of 2009 appropriated another $50 million to the program on March 11, 2009.

April 29th to help AHEAD Celebrate 18 years of success. During the event, several awards were given out to recognize individuals who have played a significant role in helping AHEAD advance our mission within the past year. Andy Smith and his Peabody & Smith Realty team were honored as AHEAD's 2008 Partner of the Year for their extraordinary volunteer efforts with our HomeOwnership Center programs. In early 2008 their Marketing Director, Chrissy Smith, provided AHEAD with insightful feedback while we were in the midst of developing our new website. When AHEAD needed volunteers for our Mortgage Rescue Clinics, the P&S staff were the first to answer our call. Andy was gracious enough to put together a full presentation for our "More Secrets of Homebuying" workshop, and of course, Peabody & Smith was AHEAD's largest business participant during our 2008 NeighborWorks Week events.

Heidi Gwynn was honored as AHEAD's 2008 Volunteer of the Year.  Although Heidi has moved on from her work at AHEAD in 2007 to pursue a exciting career opportunity at Horizen Settlement Services, she continues to be a fixture at AHEAD during her free time, volunteering for all of our Homebuying Workshops, and serving on our Loan and HomeOwnership Center Advisory Committees.  Thank you and Congratulations Heidi!

Larry Kelley was honored as AHEAD's first "Frederick W. Griffin" award recipient.  The "Freddie" award is given annually to a long-term AHEAD contributor who has shown unselfish and consistent support to AHEAD. In an organization whose key mission is to strengthen the long-term sustainability and stability of northern New Hampshire communities, this award was given to  to Larry as he has consistently gone above and beyond in demonstrating his faith in and support for AHEAD and our mission.

AHEAD Advises on How to Avoid Foreclosure Rescue Scam

 Littleton, NH. — Facing foreclosure is a terrifying time for any homeowner. With the foreclosure rate at an all-time high and the nation in economic crisis, as many as 8 million American homeowners are expected to face foreclosure through 2012, according to industry studies. Scam artists see this crisis as a prime opportunity to make money off of homeowners in danger of losing their homes.
 
The so-called mortgage “rescue” companies use simple messages in print, broadcast, and online ads to hook in homeowners facing foreclosure or other financial difficulty. They may contact homeowners directly, offering help for a fee. They may imply they are associated with NeighborWorks® the U.S. Department of Housing and Urban Development (HUD), the Federal Housing Administration (FHA), HOPE NOW, and other reputable organizations to gain a homeowner’s trust, personal information and money. AHEAD urges homeowners who need help to beware of foreclosure rescue scams, and offers the following tips to avoid them:
  • Never use any ad, person, or company that approaches you and claims to be able to “stop foreclosure now” for a fee.
  • Never release your financial information online or over the phone to a company you know nothing about.
  • Never send your mortgage payment, or any payment, to a company other than your mortgage lender.
  • Contact AHEAD or other HUD-approved nonprofit housing counseling agency for free foreclosure counseling.
  • Contact your mortgage lender. Contrary to what a foreclosure scammer will tell you, you should contact your lender the minute you have trouble making your monthly payment.

Efforts to Combat Foreclosure

Nonprofit Foreclosure Counseling Continues to be Essential

 
Recently new details of the Obama administration’s plan to prevent foreclosure and stabilize communities were announced and AHEAD is committing its full support to the plan’s scope and strategy. Details of the plan clearly demonstrate the Administration’s focus on supporting foreclosure prevention and neighborhood stabilization initiatives that will help the largest number of homeowners.
 
“This is a promising step forward for millions of homeowners who are worried about losing their homes,” said Lori Wiggett, AHEAD’s HomeOwnership Center Director. The programs detailed today give hope and important guidance to millions of homeowners who thought that the only solution to their mortgage trouble was foreclosure. Foreclosure doesn’t have to happen.”
 
AHEAD and other HUD certified counseling organizations – important parts of the President’s foreclosure prevention plan -- stand ready to do their part to help qualified homeowners prepare to talk to their lender and to take full advantage of the bold plan announced by the Obama administration.
 
Long-Term Loan Modifications
In addition to low-cost refinancing and lower mortgage interest rates, the President's plan gets out in front of the foreclosure problem and creates a standard for loan modification. AHEAD is pleased to see modifications completed under the Homeowner Affordability and Stability Plan must be in place for at least five years, and that under the plan, a homeowner’s mortgage debt-to-income ratio will be brought down to 31 percent. However, we maintain that in order achieve sustainable homeownership, loan modifications must be sustainable over the course of the loan.
 
The Importance of Nonprofit Foreclosure Intervention Counseling
Community-based foreclosure intervention counseling provided by nonprofit certified counselors is a critical part of the foreclosure prevention process. Nonprofit counselors help homeowners understand their options and the steps they can take to stay in their homes.

Low-Income Mortgage Borrowers with the Benefit of Homeownership Counseling Do Substantially Better Than General Market, According to New Foreclosure Analysis

A new national loan performance analysis of mortgages made to low-income homeowners who have participated in homeownership education programs through NeighborWorks® organizations like AHEAD (Affordable Housing Education and Development) shows a foreclosure start rate that is twenty (20) times less severe than that for subprime borrowers, and three (3) times better than the conventional conforming mortgage market.
 
“The facts tell the real story,” said David Wood, Executive Director of AHEAD. “The vast majority of mortgages facilitated by AHEAD and other NeighborWorks® organizations across the nation are to buyers with low and moderate incomes and less than perfect credit scores, yet by providing quality mortgage advice these homeowners have been able to sustain homeownership during the most severe housing crisis since the Great Depression.” 
 
Comparing foreclosure data provided by the Mortgage Bankers Association, NeighborWorks® shows that while its own loan portfolio had a foreclosure start rate of 0.21 percent in the second quarter of 2008, the overall market’s foreclosure start rate was 1.08 percent, more than five times as great.
 
Moreover, NeighborWorks® mortgages hold up very well against a comparison to only the conventional conforming market. According to the MBA, the foreclosure start rate for conventional conforming mortgages was 0.61 percent in the second quarter, compared again to 0.21 percent for NeighborWorks® mortgages.

New Director of Property Management

AHEAD is pleased to welcome Jane Newland as our new Director of Property Management as AHEAD prepares to assume the management responsibilities for 335 units of our affordable housing portfolio. 

Jane is no stranger to property management or to our portfolio, as she worked for NCIC and its property management subsidiary NCMC from 1982 to 1998 in a variety of roles, including Controller and senior vice president overseeing leasing, accounting and supportive services. 2007 HomeOwner of the Year

The goal of this award is to acknowledge an individual or family that has overcome great barriers to achieve their goal of homeownership. Our staff has the difficult task of selecting only three homeowners each year who we feel stand out from the rest and our Advisory Committee narrows that down to only one nominee.
This year’s recipient, Greg Basnar first sought AHEAD’s services in the fall of 2006, with no savings and no hope.  But he did have a dream; he wanted to stop sleeping on his living room sofa and end the constant worrying about his currentliving conditions. 

Greg immediately enrolled into the IDA savings program and made deposits every month without fail. A few months into the program he started to realize that his dream of homeownership had become a goal because with our help, he had a plan to achieve it.  After ten months of consistent

2007 Volunteer of the Year

Ken lives in Pike with his wife Amy and two daughters, Maggie and Lily.  He is a native of Haverhill and has a Masters degree in ecology from UNH.  After a number of years as a scientist, Ken returned to the North Country and set his sights on a career in investing, a strong interest he has held throughout his life.  He is emplyed with A.G. Edwards, now Wachovia Securities, where he is a Vice President of Investments.  Ken has been a member of AHEAD’s Finance Committee for three years, is Vice Chair of the Board for Cottage Hospital in Woodsville and is active in many community groups and events.

In particular, AHEAD recognizes Ken for his work on the Finance Committee developing an Investment Policy for our organizational endowment to guide the Board, staff and, in particular, the fund’s investment manager in nurturing this precious asset.

2007 Partner of the Year

This year, AHEAD would like the opportunity to thank one of our partners in particular for their outstanding support in 2007. Through their purchase of $112,000 in NH CDFA state business tax-credits, sponsorship of last year’s Annual Meeting, sponsoring a site during NeighborWorks Week, and sponsoring homebuying workshops, Woodsville Guaranty Savings Bank provided significant financial support in 2007.  However, it is their volunteer commitment to our organization that makes them truly deserving of this award. In 2007, 28 Woodsville Guaranty Bank employees donated more than 350 volunteer hours to AHEAD. Whether it was the Bank President Jim Graham painting on the 28 ft. extension ladder during NeighborWorks® Week, the bank tellers stuffing envelopes in preparation for our annual appeal, or Jan Carver helping us convert pdf’s to jpeg’s, their efforts to help move our organization forward has been outstanding. Larry, Terry, Shannon, Ann, Dan, Barbara, Jan and all of the Woodsville Guaranty Savings Bank employees, congratulations on the being named AHEAD’s 2007 Partner of the Year.
